Also how safe is the areas along Hacks Cross Road compared to Riverdale Road? I know the areas along Riverdale and further west is where it starts to become a not so good area of Memphis.

Been here since 2010, FedEx headquaters is off Winchester and Hacks Cross, plus other businesses. A lot of retail and restaurants. Germantown and Collierville are just up the road from Hacks,Winchester and Shelby.
Riverdale Rd is a mix. The area between Shelby Dr and Winchester I wouldn't recommend. Nice homes, I but can tell some activity happens there based off my perception. It's the tail end of Hickory Hill. The area South of Shelby Dr and Riverdale is much nicer.

I have seen areas on Riverdale between Winchester and Shelby and it looked a little run down, I always thought the area gets better as you go east of Riverdale along the areas between Winchester and Shelby, I know Hickory Hill used to be a top notch area up until the late 90's.
09-22-2014, 10:19 AM 680 posts, read 1,034,538 times Reputation: 392Hacks cross is okay. There is sometimes a lot of traffic (at least by Memphis standards) on that stretch that can be frustrating.
Riverdale isn't really dangerous, but it's not as good as Hacks Cross. It also gets a lot of traffic. Going south towards Shelby and Holmes, it gets a little nicer and traffic is more reasonable.

I don't think that area will ever really develop beyond what it is today. That's probably a good thing.
The public schools in that area aren't great, but at least most of it is unincorporated and are not subject to Memphis taxes, which are incredibly high (but that also means limited street lights and very little development control). Crime isn't really an issue unless you head west into Hickory Hill.
The problem with Hacks is that it is a cut through between 385 and Olive Branch, so there is a lot of rush hour traffic. That's probably why those retailers built up the area around Costco so much.

Ahh, true. I should've said don't venture too far SOUTHWEST of Hacks; but even then it's not as bad as other parts of Memphis. My apologies

When I moved here I drove around house-hunting over there and noticed that all houses seemed unkempt, lawns and landscaping were overgrown, and there were dozens of kids wandering about unsupervised. About 6 months later I was over there eating at Cracker Barrel when some sort of riot broke out at the gas station near there.
I think that the area is well on its way to becoming yet another blighted Memphis neighborhood. It's kinda like a slow-moving cancer whose borders have now reached Hacks Cross and bit further east. I would avoid it like the plague. Keep in mind that saying it's not as bad as some parts of Memphis is setting a very low bar.

Crime isn't a issue either. Really what is it that makes you feel like this area is in decline? If the opposite was happening here then I would totally agree.
